Be available during normal working hours. Market your homes using <a href=\"http:\/\/www.1800homehotline.com\/\">1800HomeHotline.com<\/a><\/p>\n<p>2\u00a0\u00a0\u00a0\u00a0\u00a0 Have Timely Responses: Make it so the Asset Managers can easily reach you\u2026not your voice mail\u2026not your assistant..YOU!<\/p>\n<p>3\u00a0\u00a0\u00a0\u00a0\u00a0 Operate on both a personal and professional level:\u00a0 Cary made a great point\u2026.\u2019Treat every asset as if it were your OWN home\u201d.<\/p>\n<p>4\u00a0\u00a0\u00a0\u00a0\u00a0 Do not delegate your asset manager relationships to any staff members. Asset Managers are your best sellers (remember, they will often list 10-20\u202650 homes with you. Treat them like GOLD.<\/p>\n<p>5\u00a0\u00a0\u00a0\u00a0\u00a0 YOU..the listing agent must know the asset. You must know all of your listings cold\u2026know their condition\u2026market competition\u2026know the market!<\/p>\n<p>6\u00a0\u00a0\u00a0\u00a0\u00a0 Practice MMFI for every asset manager. \u2018MMFI\u2019\u00a0 Make Me Feel Important. Make them FEEL like they are your only client.<\/p>\n<p>7\u00a0\u00a0\u00a0\u00a0\u00a0 KNOW your inventory. Cary made it clear that you must know the market. Don\u2019t list outside of your service area.<\/p>\n<p>8\u00a0\u00a0\u00a0\u00a0\u00a0 Its OK to bring in a team member to help partner with you\u2026.but, introduce this person to the Asset Manager\u2026let them know that this team member is their personal asset manager contact.<\/p>\n<p>9\u00a0\u00a0\u00a0\u00a0\u00a0 Be a Problem Solver, not a Problem delegator. Don\u2019t tell the Asset Managers about the problem\u2026.bring them the solution.<\/p>\n<p>10\u00a0\u00a0 Be innovative. When doing an occupancy check..ask the neighbors\u2026walk around the house. Don\u2019t wait to be told what to do. Again, treat every asset as if it were your own personal property.<\/p>\n<p>13\u00a0\u00a0 Get occupancy checks back in HOURS, not in DAYS. They track this\u2026.you will earn more assets the faster you report back to the Asset Manager about occupancy.<\/p>\n<p>14\u00a0\u00a0 Maintain low Days on the Market. They track your DOM\u2026.Warning: you will lose the asset if you don\u2019t sell it in 90-120 days.<\/p>\n<p>15\u00a0\u00a0 List to sell price ration. BPO vs. actual SALE PRICE should be a close ratio.<\/p>\n<p>16\u00a0\u00a0 What works needs to be done?
